Brief form of Restrictive Covenants

Mandatory Homeowners Association

All single story homes shall have a minimum of 1100 square feet of living area.

All lots shall be singe-family residents only.

Building Lot Lines are: Front Set Back 25 feet – Side Set Back 5 feet.

A garage providing space for a minimum of two (2) automobiles, it shall be enclosed and attached. Carports are not permitted.

Out buildings are prohibited

Roof pitch shall be at least 5/12 over seventy-five percent (75%) of total roof area. Shingles shall be Heritage 11, self-sealing composition in a simulated “weathered wood” color.

Fencing shall be wood, brick, natural stone or black-link with wood posts and wood top rail. No fencing shall extend beyond the front building line of any residence.

Above ground swimming pools shall not be allowed.

25% exterior masonry coverage on front of house shall be required (brick, stone or stucco)

All mailboxes shall conform in design to the specific plans approved by the Architectural Committee.

Garage and trashcans shall be concealed from view. Clothes line or outdoor clothes drying apparatus shall not be permitted on any lot.

No inoperative vehicle or machinery shall be stored on any lot and each lot shall be maintained in a neat and orderly condition free of rubbish, trash, and other debris and shall be cut, trimmed or mowed to prevent growth of weeds or tall grass.

Boat Trailers, campers, inoperative vehicles and other large vehicles or equipment shall not be stored on any lot except within an enclosed garage.
