Brief form of Restrictive Covenants

Mandatory Homeowners Association

All single story homes shall have a minimum of 2,200 square feet of living area. One and one-half (1-1/2) or two (2) story homes shall have no less than 2,500 square feet, with a minimum of 1,800 square feet on the first floor.

All lots shall be singe-family residents only.

Building Lot Lines are: Front Set Back 50 feet – Side Set Back 10 feet.

All driveway culverts shall have masonry or brick headwalls.

A garage providing space for a minimum of two (2) automobiles, it shall be enclosed and attached. Carports are not permitted.

Out buildings shall only be built with prior written approval from Architectural Committee, and if approved shall be build on site and shall match the architectural structure of the residence and shall have a full brick front with partial brick sides and back. Shall not be located beyond the 50’ front line and 25’ rear lot line and 10’ side lot line.

Roof pitch shall be at least 6/12 over seventy-five percent (75%) of total roof area. Shingles shall be Heritage 11, self-sealing composition in a simulated “weathered wood” color.

Fencing shall be wood, brick, natural stone or black-link with wood posts and wood top rail. No fencing shall extend beyond the front building line of any residence.

Above ground swimming pools shall not be allowed.

100% exterior masonry coverage on front of house shall be required (brick or stone) from the brick ledge to 9’ high.

All mailboxes shall conform in design to the specific plans approved by the Architectural Committee.

Garage and trashcans shall be concealed from view. Clothes line or outdoor clothes drying apparatus shall not be permitted on any lot.

Boat Trailers, campers, inoperative vehicles and other large vehicles or equipment shall not be stored on any lot for a period exceeding twenty-four (24) hours if it is within view from the street or of adjacent lot owners.
